The redevelopment of Guilford Gardens includes the demolition of existing buildings and replacement with a newly designed, sustainable community under the LEED Neighborhood Development program. 

Guilford Gardens is a health-oriented community that includes 224 multi-family garden apartments, 45 senior apartments, a 4,500 s.f. clubhouse with outdoor swimming pool and tennis court, a central community Green, bicycle pavilions, play grounds, walking paths, and other features that provide educational opportunities for residents and larger community.

A key focus of the redevelopment is the utilization of sustainable design practices. These practices provide a holistic green approach to the design from residential units and walkable neighborhood patterns to the construction and post-occupation operational practices. The site planning principles are to minimize environmental damage to the site by locating new buildings on existing pads and therefore reusing existing infrastructure.

The architectural character of the community is inspired by the local Arts & Crafts style found in Columbia. Exterior materials like stone, fiber-cement, and architectural grade shingles follow the hallmarks of the Arts & Crafts style. The residential units are designed for contemporary living: open social areas with access to a covered porch and patio (first floor units) and French balconies on the upper levels.
